Crawl Space Encapsulation in Charlotte & Rock Hill

Quick answer

Crawl space encapsulation seals the floor, walls and vents of a crawl space to help keep ground moisture and humid outside air out. Wetlock offers three systems: the Starter System, the Sealed Crawl Space, and Full Encapsulation with R-10 foam board wall insulation. Every system includes an AprilAire dehumidifier.

When water is coming in

Encapsulation is designed to control ground moisture and humid air. It is not a drainage system. If liquid water enters the crawl space after rain, an interior French drain and sump pump may be needed alongside the system you choose. We check for active water intrusion during the free inspection.

Built for Carolina crawl spaces

Red clay soil and long, humid summers make crawl spaces around Charlotte, Rock Hill and Columbia especially prone to moisture. Encapsulation breaks that cycle. Every Wetlock system includes an AprilAire dehumidifier, and we add an interior French drain and sump pump where water comes in.

Benefits of moisture control

  • Helps reduce musty odors associated with excess crawl space moisture.
  • Drier floor joists and subfloor.
  • Fewer insects and rodents looking for damp shelter.
  • A clean space for plumbers, electricians and HVAC techs.
  • A selling point buyers and home inspectors look for.

Signs you may need crawl space encapsulation

  • Musty or earthy smell inside the house
  • Fungus growth on floor joists
  • Thin or torn plastic on the dirt
  • Insulation hanging down or falling out
  • Sweating ductwork in summer
  • Higher humidity indoors

Crawl Space Encapsulation FAQ

Which crawl space system is right for my home?

It depends on your crawl space’s existing conditions, moisture levels and your home’s needs. The three systems are different solutions for different conditions, not good, better and best. At your free inspection we evaluate the space and recommend the system that fits.

Why does Wetlock include a dehumidifier with every system?

Sealing the crawl space and actively managing humidity work together. The liner and sealed vents help keep ground moisture and humid outside air out, and the AprilAire dehumidifier controls the humidity that remains, especially during long Carolina summers. That is why every Wetlock system includes one.

How long does encapsulation take?

Most homes are done in one to three days, depending on the size of the crawl space and whether drainage or a sump pump is part of the plan.

What does crawl space encapsulation cost?

It depends on square footage, height and access, the condition of the space, and which system is right for your home. We give you a free inspection and a written, itemized proposal before any work starts.

What is the difference between a vapor barrier and encapsulation?

A vapor barrier covers the crawl space floor. Encapsulation goes further: it also seals the foundation vents and adds an AprilAire dehumidifier, and depending on the system it covers the foundation walls with liner or R-10 foam board.

Does encapsulation include insulation?

Only Full Encapsulation includes insulation, with R-10 GPS foam board on the foundation walls. The Starter System and Sealed Crawl Space do not include wall insulation. See crawl space insulation for other options.

Will encapsulation fix standing water in my crawl space?

Not by itself. Encapsulation manages moisture and humidity. Standing water after rain usually needs an interior French drain and sump pump to collect and remove it.
